I want to rent this apartment as an airbnb. The design should look modern and clean. How can I improve it? What backsplash should I do for this kitchen?

This is a fun question for me because I have a lot of opinions about the design of Airbnb’s! Of course, as an interior designer I will always appreciate a well designed Airbnb. But spoiler alert…my opinions have nothing to do with whether or not I think a place is cute.
Your apartment will make a great Airbnb! Great views, big space, and a large kitchen. I don’t think you’ll have any trouble renting it out! As for how you could improve it, I’d love to share my opinion on 2 areas I think *every* Airbnb could improve on.
I personally don’t care if an airbnb is pretty. It could have a grandma sofa and orange oak cabinets for all I care. But I do care about whether or not a space looks comfortable. The common thread I have noticed with a lot of Airbnb’s is that they often feel cold and cheap. Particle board furniture and worn seating is usually to blame.
I totally get it, with people going in and out constantly, it’s probably not worth it to invest in expensive furniture. Guests (usually) just don’t take care of things like they would if it were their own. And because of that, hosts choose cheap mass produced furniture so that when it inevitably gets scratched or dented, it won’t hurt their heart. I also understand that hosts need surfaces that are easy to clean which is why hard and flat surfaces are the go-to choice. But the combination of all these things creates an uninviting, one dimensional space for guests.
You can totally get inexpensive pieces for an Airbnb, but when everything is cheap…it looks just that. Creating a balance of pieces at mid range prices and budget friendly prices is key.
Let me propose a few options that cultivate comfortability, are affordable, and are easy to clean.
Look for wood that has red and orange undertones instead of gray. Opt for dark wood instead of light wood. Antiques are the best way to add character and warmth to a home and it’s the number 1 way to make a space not feel mass produced. Antiques are also generally made better so they should last longer than mass produced, big box store furniture. AND most likely they already have imperfections so the wear from your guests will only add to the character.
In your apartment specifically, I would add a wood coffee table, wood side tables, and maybe some antique wood dining chairs. To keep with the modern aesthetic you’re wanting to achieve, look for modern antique furniture that has clean and simple lines.
A space feels one dimensional when all the surfaces have a similar texture. To combat this, pair opposite textures. This might look like a handmade textured vase on top of a smooth metal tray. Or it could be a linen pillow next to a wool pillow. In your apartment, I’d recommend using a handmade textured tile for the kitchen backsplash as a contrast from the smooth cabinets. Add some unique brass hardware too to create dimension on the cabinetry.
I’d also add a lot of soft surfaces to the space. A rug and a pair of chairs in the living room would instantly add warmth to the space. Maybe even a framed tapestry on the wall. The more texture, the more inviting it will feel.
This is a non-negotiable for me and it makes Chris laugh because he knows not to even consider Airbnb’s that have anything but white bedding. As a slight germaphobe, white bedding feels so much cleaner than colorful or patterned bedding. You can *see* that it’s clean rather than *hoping* it’s clean. If that means you have to buy a new set of sheets and a duvet cover more frequently, it’s worth it. If you want your airbnb to feel clean, white bedding is my #1 recommendation.
But also, splurge on a duvet insert that’s full and fluffy. There’s nothing sadder than a flat comforter.
In your bedroom, you have an incredible view so I would keep the focus on that! Everything else will be the supporting actor. Add in a couple more curtain panels to draw the eyes to the window. Place a pair of wood nightstands that are fairly wide on either side of the bed to fill out the large wall. And add plenty of lamps and art throughout the room.
